What Every Florida Homebuyer Needs to Know Before Closing

Buying a home in Florida is exciting — but it comes with a few unique challenges that catch a lot of buyers off guard. After years as an insurance agent and now as a licensed home inspector serving Gainesville, Ocala, Lake City, and all of North Central Florida, I've seen the same surprises come up again and again.

Here's what I tell every buyer before they close.


1. Your Insurance Company Will Want More Than a Standard Inspection

In Florida, most insurance companies require a 4-Point Inspection before they'll issue or renew a policy on a home that's more than 25 years old. This inspection covers the four major systems: roofing, electrical, plumbing, and HVAC.

If your home has an older electrical panel (Federal Pacific, Zinsco, or aluminum wiring), outdated plumbing, or a roof nearing end of life — your insurer may decline coverage or raise your premiums significantly. Finding this out before you close gives you negotiating power. Finding it out after? That's a very expensive surprise.


2. A Wind Mitigation Inspection Can Save You Hundreds Every Year

Florida homeowners pay some of the highest insurance premiums in the country. A Wind Mitigation Inspection evaluates how well your home is built to withstand hurricane-force winds — things like roof shape, roof-to-wall connections, and impact-rated windows or shutters.

The report goes directly to your insurer, and the discounts can be significant — sometimes hundreds of dollars off your annual premium. The inspection pays for itself, often in the first year.

3. The Standard Home Inspection Is Your Best Tool as a Buyer

Before you close, a comprehensive home inspection gives you a complete picture of the property's condition — from roof to foundation. I walk through every accessible area of the home with you, explain what I'm seeing in plain English, and answer every question you have.

You'll receive a detailed inspection report delivered within 24 hours of the inspection. It includes photos of every finding, clear explanations of what each issue means, and prioritized recommendations so you know what needs immediate attention and what can wait.


4. Older Homes Hide Things

North Central Florida has a lot of beautiful older homes — craftsman bungalows in Gainesville, mid-century homes in Ocala, and properties across Alachua County that have real character. They also have real history.

Older homes can have knob-and-tube wiring, galvanized plumbing pipes, original single-pane windows, and decades of deferred maintenance hidden under fresh paint and new flooring. My job is to find it all — and I take that seriously.


5. You Don't Have to Attend — But You Should

I always invite buyers to walk the inspection with me. Watching me work and hearing my explanations in real time is the best way to truly understand the home you're about to own. I'll show you where the shut-offs are, explain how the systems work, and point out anything that needs attention now versus later.
