4-Point Inspection

02 · Rendered Safe

4-Point Inspection

Required by many insurance companies in Florida, the 4-Point Inspection evaluates the four major systems of a home: roofing, electrical, plumbing, and HVAC. I'll help you get the documentation your insurer needs, fast.

What's Covered

  • Roof — age, condition, material, and remaining life
  • Electrical — panel type, wiring condition, any safety concerns
  • Plumbing — supply and drain material, water heater condition
  • HVAC — system age, condition, and functionality

This inspection is commonly required for homes over 25 years old when applying for or renewing homeowner's insurance in Florida.

Wind Mitigation Inspection

03 · Rendered Safe

Wind Mitigation Inspection

Florida homeowners can save significantly on insurance premiums with a Wind Mitigation Inspection. I assess your home's wind-resistant features and provide a report that could qualify you for major discounts.

What's Evaluated

  • Roof covering material and installation date
  • Roof deck attachment method
  • Roof-to-wall connection type (clips, straps, etc.)
  • Roof shape (hip, gable, flat)
  • Opening protection (impact windows, shutters, etc.)

Many homeowners save hundreds of dollars per year after receiving their Wind Mitigation report. It pays for itself.

Pre-Listing Inspection

04 · Rendered Safe

Pre-Listing Inspection

Selling your home? Get ahead of the process. A Pre-Listing Inspection uncovers issues before buyers do, giving you the opportunity to make repairs or adjust pricing — and keeping the transaction on track.

Why It Matters

  • Avoid surprises during buyer negotiations
  • Price your home with confidence
  • Speed up closing by resolving issues proactively
  • Demonstrate transparency and build buyer trust

What's Included

  • Full home inspection identical to a buyer's inspection
  • Detailed written report with repair recommendations
  • Expert guidance on what to address vs. disclose
Pre-Drywall Inspection

05 · Rendered Safe

Pre-Drywall Inspection

Building a new home? The Pre-Drywall Inspection is your one chance to see inside the walls before they're closed up. I inspect framing, electrical rough-in, plumbing, HVAC, and insulation while everything is still visible.

What's Inspected

  • Structural framing and load-bearing elements
  • Electrical rough-in wiring and boxes
  • Plumbing rough-in pipes and drains
  • HVAC ductwork placement and routing
  • Insulation placement and vapor barriers
  • Window and door openings for proper flashing

Don't let issues get covered up. This inspection gives you leverage to require corrections before the builder moves on.

  • Roof systems and drainage
  • Electrical systems and distribution panels
  • Plumbing systems and fixtures
  • HVAC and mechanical systems
  • Interior finishes, accessibility features, and safety systems
  • Parking lots, site drainage, and exterior structures

A commercial inspection is one of the most important steps in any property acquisition. I give you a detailed, objective assessment so you can proceed with confidence.

Sewer Scope

07 · Rendered Safe

Sewer Scope

A sewer scope inspection uses a specialized camera to inspect the underground sewer line from your home to the main. It's one of the most overlooked — and most important — inspections a buyer can get.

What We're Looking For

  • Root intrusion from trees and shrubs
  • Pipe cracks, offsets, and collapses
  • Grease buildup and blockages
  • Improper pipe slope
  • Deterioration in older clay or cast iron pipes

Sewer repairs can run into the thousands. A sewer scope inspection is inexpensive peace of mind — or the leverage you need in negotiations.

11 Month Warranty Inspection

08 · Rendered Safe

11 Month Warranty Inspection

New construction homes typically come with a one-year builder warranty. Before it expires, let me inspect your home and document any defects — so you can submit warranty claims before the builder's obligation ends.

Why Timing Matters

Most builders offer a 1-year warranty on workmanship and materials. Issues that go unnoticed can become your financial responsibility after the warranty period closes. Scheduling an inspection around the 10–11 month mark gives you time to submit claims and get repairs completed.

What's Inspected

  • Structural components and foundation settling
  • Roof and attic
  • Electrical, plumbing, and HVAC systems
  • Interior and exterior finishes
  • Windows, doors, and weatherproofing
  • Any issues noted at move-in that remain unresolved
